Habitat for Humanity Riverside is excited to announce the completion of four new, single family homes in the city of Riverside on Myers Street.

Floorplans available for the Riverside Project are 3 bedroom/2 bathroom and 4 bedroom/2 bathroom, ranging from 1,300 to 1,500 square feet.

The exteriors of the homes have been designed to complement the surrounding neighborhood.

The application period for the Riverside Project is now closed.

QUALIFICATION GUIDELINES

Habitat for Humanity Riverside selected Partner Families based on three criteria:

1. The need for improved housing,
2. The ability to pay a mortgage loan, and
3. The willingness to partner with Habitat Riverside

NEED

Applicants must have had a significant need for improved housing, such as:

• Living in overcrowded, unhealthy conditions or in a dangerous neighborhood
• Housing costs that are over 35% of the monthly income
• Living in subsidized or temporary housing

ABILITY TO PAY

Purchasing a Habitat Riverside home is a big investment. An applicant’s source of income must be steady and verifiable. Qualified applicants must:

• Be a first-time home buyer; or cannot have owned a home within the last three years.
• Be citizens or permanent residents of the U.S.
• Have satisfactory credit history. Credit reports must reflect good standing and show that the applicant has:
  • No tax liens
  • Low/reasonable amount of debt
  • Paid off accounts in collection, charge-offs, and/or past dues
  • Been out of bankruptcy and/or foreclosure for at least seven years
• Have the ability to pay a long-term mortgage loan, down payment, and closing costs.
• Earn between 50-80% of the Area Median Income (AMI) for Riverside County, as determined by the U.S. Department of Housing and Urban Development (HUD). The household’s Annual Gross Income, based on household size, must fall within the range listed on the chart below:

WILLINGNESS TO PARTNER

Partnering with Habitat Riverside means you agree to:

• Attend Pre- and Post-Homeownership classes
• Attend, and participate in, Habitat Riverside events
• Be a good neighbor
• Be an advocate for Habitat Riverside
• Help build homes
• Complete required number of Sweat Equity Hours

What is Sweat Equity?
Applicants who purchase Habitat Riverside homes work alongside volunteers from all over Riverside County. They build together, laugh together, and can form long lasting friendships.

“Sweat Equity” means a Habitat Riverside homeowner has invested time and labor, not just money, into building their home and community.

Each applicant purchasing a Habitat Riverside home agrees to invest 250 hours of Sweat Equity. Usually, this means helping to build their new home, as well as other homes being constructed by Habitat Riverside. Sweat Equity hours can also include time spent attending homeownership classes, participating at Habitat Riverside A Brush with Kindness (ABWK) events, working at the affiliate offices, or the Habitat Riverside ReStore.
